What Should Palm Coast Property Owners Know About Asphalt Contractors?

We've spent two decades sealcoating and paving commercial and residential properties across Central Florida. Palm Coast is our newest market, and we're expanding north on purpose. The coastal climate here creates the same asphalt problems we've already solved thousands of times in nearby Daytona Beach, Port Orange, and the New Smyrna corridor.

Palm Coast is also different from the rest of Flagler County. The lettered sections, B through R, were laid out as planned swale-drainage neighborhoods in the 1970s, so the original driveways are now in their fifth decade. Base conditions vary wildly block to block, and water intrusion along edges is the single biggest killer of asphalt in the area. Grand Haven, Hammock Dunes, and Palm Harbor each have their own patterns, from gated-community HOA specs to coastal condo lots that take a direct hit from Atlantic salt air.

What we won't do is show up and sealcoat over cracks that need base repair, or quote a one-day job that actually needs three. Why Does Palm Coast Asphalt Wear Differently From Inland Properties?

Salt is the first factor. Atlantic air carries fine salt particles inland for miles. Those particles accelerate oxidation, which is the chemical process that turns a black, flexible surface into the gray, brittle, cracking asphalt you see on older Palm Coast lots. Properties closer to the coast, like Hammock Dunes and Palm Harbor, see it worst, but even inland neighborhoods like Pine Lakes and Belle Terre carry a coastal salt load.

Rain is the second factor. Summer thunderstorms dump an inch of water in 20 minutes, and Palm Coast's original swale drainage was built for exactly that. But when swales silt in or driveway edges settle, water pools at the asphalt perimeter. Water that sits is water that penetrates. Water that penetrates under asphalt is what causes the base to fail. Once the base is gone, no amount of sealcoating fixes it. The slab comes out.

Sun is the third factor and the quietest. UV breaks down the asphalt binder from the top, and that's exactly what sealcoat is designed to prevent. For most Palm Coast residential driveways, we recommend sealcoat every 2 to 3 years. For commercial lots with heavy traffic, often shorter. Letting it go longer than that in this climate costs you the surface, and replacement is roughly ten times the cost of maintenance.

What's the difference between crack filling and sealcoating on coastal asphalt?
Sealcoating protects the surface from UV, oxidation, and minor water penetration. It does not fill cracks. Crack filling is a separate step using hot-pour rubberized material to seal cracks wider than a quarter inch and keep water out of the base. On most Palm Coast properties, both happen in sequence: repair first, then crack fill, then sealcoat. Skipping the crack fill is how homeowners get burned by cut-rate contractors.
